We understand that one size doesn’t fit all in lettings and can be flexible with our property management. We also don’t charge additional fees on top of our contractor call outs like many of our competitors.

When it comes to advertising many agents seem to drop their standards where lettings are concerned, here at Sears & Co we will be offering the same exclusive advertising package that we give to our sales properties so all landlords can expect to see floorplans, wide angle photography and rightmove PREMIUM listings to help reach the largest market of potential tenants.

Landlords

Let Only: 100% of the first month’s rent inclusive of vat

Our Let Only package:

  • 100% accompanied viewings
  • Premium advertising on Rightmove 
  • Organisation of an inventory with check-in (if requested as part of our setup
  • pack)
  • Arranging an EPC / gas safety certificate if required
  • Preparing an AST (assured shorthold tenancy agreement) and prescribed
  • information documentation
  • Issuing all completion paperwork necessary for legal compliance
  • Referencing of all tenants inc. right to rent check, credit check, past landlord and employment references
  • Provide utility companies with the details of new tenants and meter readings
  • Advising on current landlord responsibilities and legislation
  • Dealing with deposit registration via the DPS


Rent Collection: 12.0% inclusive of VAT

  • 100% accompanied viewings with regular communication
  • Premium advertising on rightmove
  • Referencing of all tenants inc. right to rent check, credit check, past landlord and employment references
  • Organisation of an Inventory with check in
  • Arranging an EPC / gas safety certificate if required
  • Preparing an AST (assured shorthold tenancy agreement) and prescribed
  • information documentation
  • Issuing all completion paperwork necessary for legal compliance
  • Providing utility companies with the details of new tenants and meter readings
  • Rent collection with monthly statements
  • Advising on current landlord responsibilities and legislation
  • Negotiated renewals with rent increases where applicable
  • Serving of section notice if applicable
  • Dealing with Deposit registration via the DPS & any deposit claims at the end of a tenancy


Our Rent Collection service suits landlords that do not wish to be involved with collecting rents but would like to keep control of any maintenance works during the tenancy.

Fully managed properties make up over 75% of the Sears & Co letting portfolio. We have dedicated Property Managers and use Fixflo as a reporting tool for maintenance issues to make sure that our tenants can report maintenance as efficiently as possible. We work with buy-to-let investors and homeowners here in the UK and overseas. Many of our clients have multiple properties under management with us and have used our services for a number of years.
